Finding a place to live in Jasper can be challenging. Limited housing stock and the 2024 Jasper wildfire have impacted the number of available units. This page provides information and resources to help you explore rental housing, staff accommodation, and below market housing available in the community.

Renting in Jasper

There are a number of apartment buildings in the community. Units range from studio to 3 bedroom apartments.

It is important as a renter to have insurance to cover any costs related to an emergency situation, damages or loss of your personal items. Many housing providers will ask for proof of insurance as a condition of renting to you. This can be easily set up with an insurance provider.

Below Market Housing

Rentals

There are two below market (rent controlled) apartment buildings in Jasper. Because they are rent controlled, to live there your income must be under the Core Needs Income Threshold (CNIT) for Jasper.

The current CNIT for Jasper is:

  • Individuals: maximum $72,500 yearly salary
  • Family: maximum $80,000 combined yearly salary

Other Places to Look for Housing

Staff Housing through your employer

Some employers provide housing to employees. Ask your employer if this is available to you.

On the Jasper Job Board you can filter local job postings specifically for listings that provide staff housing.

Note: Some employee housing in Alberta falls under the Hoteliers act, which means your rights and responsibilities are significantly different than if you are covered under typical tenancy.

Eligible Residency

There are clear rules around who is allowed to live in Jasper. You must meet "need to reside" criteria. For most people, that means being employed in the national park in a job that requires you to work in the park. It’s a Government of Canada regulation to make sure housing is available to the people who work in the community, so it isn’t used as vacation properties or secondary residences.

This means you may be asked by your housing provider to complete a Statutory Declaration confirming you meet the eligible resident criteria.
